Can I really buy with $0 down?
Yes. Eligible borrowers with full entitlement can finance up to 100% of the home's value with no down payment and no monthly mortgage insurance. Your advisor will confirm your entitlement and any county-specific considerations.
Is there really no origination fee?
Correct — House of Mortgage waives its lender origination fee on every VA loan. Other lender fees, third-party fees (appraisal, title, recording), prepaid items, and the VA funding fee, if applicable, are itemized on your Loan Estimate.
How does the upfront appraisal work?
We pay for the VA appraisal when it's ordered so you have nothing out of pocket to get started. If your loan closes, the cost is reimbursed to us at closing; if it doesn't close, you owe nothing for the appraisal.
What is the VA funding fee?
A one-time fee charged by the VA on most loans to help sustain the program, typically 1.25%–3.3% of the loan amount depending on down payment and prior use. It can be financed into the loan. Veterans receiving VA disability compensation and certain surviving spouses are exempt.
Can I use my VA benefit more than once?
Yes. Once a VA loan is paid off — or in some cases while you still have remaining entitlement — your benefit can be restored and used again for a future home, subject to VA eligibility rules.
